The challenges:

1. This property is in the 100 year flood plain although the house itself has never flooded even in the flood of 1985. 

2. Parking is at the street and there is only foot bridge access to the house. There are concrete bridge abutments on both sides of the stream but currently no vehicle access to the house itself. We did get a quote from a bridge builder for $15-17k to install a steel vehicle bridge across the stream.

3. The property is served by a drilled well and county sewer. However the well water has lots of iron and sediment in it. Fortunately county water is also available at the street, but it would need to be hooked up. Current hook up fee from the county is $3,750. 

4. The house itself is in the midst of renovations and needs some significant work. The roof is good and the house is dry but it needs plumbing repairs (new water heater, Pex piping, and fittings are present).  The rear deck and lower edges of siding are not in good condition.  Doors and some windows will need to be replaced.  (There are some new interior doors that go with the house).

This original front part of this home was constructed in 1960 and a large addition put on the rear in 1985. There are 3-4 bedrooms depending on how you count, three are on the first floor and one upstairs. Two full baths on the first floor. The older part of the house features hardwood and tile floors, the newer part of the house had carpet some of which has been removed. There is a soapstone wood stove and gas fireplace in the two larger living areas. Propane gas heaters are present along with some electric baseboard heat in other rooms. Appliances convey with the house and are relatively new.  There is no air conditioning or ducted HVAC. The house is on a crawl space (see photos).  An outbuilding in the backyard and a storage building near the parking area are included with the property.

This auction is conducted by Mountain Valley Auction Group LLC (Auctioneer) on behalf of the owners of the property referred to as the (Seller). Auctioneer is not responsible for the acts of the Seller or statements made by the Seller before, during, or after the auction. The auction shall be governed by the terms set forth herein and any announcements made in the auction description. The act of submitting a bid shall constitute Bidder’s acceptance of each and every term and condition contained in these terms and conditions and shall form a binding contract of intent to purchase between the Bidder and the Auctioneer. All persons inspecting the property assume all risks whatsoever of damage or loss to person and property and specifically release the Auctioneer and Seller from all liability. PAYMENT TERMS:

BIDDING:

Payment of the penalty shall not affect other remedies available to the Seller for such failure.

BROKER COMPENSATION:
Preapproved (No later than 5:00 PM the day before the auction ends) brokers participation will be compensated. Two Percent (2%) of the high bid will be paid to a qualified licensed real estate agent whose registered buyer's offer is accepted by the seller and closes on the property. To qualify for a commission, the agent must first register his/her self and client with the Auctioneer by 5:00 PM the day prior to the close of auction. Brokers only receive commission when they represent a client, not if they themselves are the client. Commissions will be paid only after closing and after the Auctioneer has been paid in full. Agents are not required to attend the closing but must attend the auction with their client and/or visit the property with their client during the marketing period. Agents must have client's permission to register him/her for the auction. Agents may not register people who are not actually their clients. If an agent has not met all of these requirements, no commission will be paid to the cooperating agent, even if the agent's client purchases the property.
